There are different furnished rental contracts. The most used leases are the 9-month non-renewable student lease or the 12-month furnished lease, tacitly renewable.

When a tenant wishes to leave their accommodation before the end of the lease, they must notify the owner by sending a « lettre recommandée avec accusé de réception ». The notice period generally varies from 1 to 3 months depending on the type of lease or the location of the accommodation.

A tenant is generally obliged to take out home insurance called 'multi-risk home insurance' covering at least the rental risks such as water damage, fires or explosions that could damage the accommodation. They must provide an insurance certificate to the owner at the time of signing the lease and each year, at the request of the owner.

A guarantor can be an individual person or legal entity. Persons who can act as guarantors must have sufficient financial resources to cover the rent in the event of the tenant’s default. Legal entities, such as private or public organizations, can also act as guarantors.
